Assist with evaluating prospective sites to assess building potential. Visit sites, confirm views, verify utilities, establish strengths and weaknesses, appraise environmental considerations.
Establish building permit jurisdiction, review parcel zoning and easements, investigate association covenants, and document initial project goals.
Meet with clients to establish design goals and program. Create preliminary concept sketches, begin 3D modeling, discuss initial cost information and establish project priorities. Continue design development while monitoring projected construction costs.
Begin project estimating, meet with sub contractors and suppliers to discuss systems and strategies to maximize value. Confirm materials and establish a timeline for ordering. Track design development relative to project cost.
Approve budget, begin working drawings, send electronic files of drawings as they progress to sub contractors. Complete drawings and submit to City and County Building Department. Track progress of approvals.
Conduct start up ceremony, deliver equipment and establish job site security and storage. Monitor progress to assure the project is on a trajectory to achieve it’s design and budget goals.
